But that doesn’t mean we wash our hands of responsibility if something were to occur after the guarantee period. That’s not good for the customer and it isn’t good for our business. Keller believes that standing behind the final product means working with the customer to resolve the issue to everyone’s satisfaction. With any construction firm, the benchmark of success has to be its level of customer satisfaction. And we’ve found that a great deal of that satisfaction starts with involving the customer throughout the project. So from the earliest stages through completion, we’ll keep you updated on your building’s progress, fully explaining each step, answering all of your questions, offering clear, understandable options and making sure your project stays on time and in budget. Keller is 100% employee-owned. That means that every employee that works on your project is an owner of the company, from your Project Manager and Architect to your Estimator and Foreman, you are always working with an owner. That means your questions are answered faster, your jobsite is kept cleaner, and your work is completed with more pride when you work with Keller. Resin and urethane coatings offer significant advantages in veterinary facilities, addressing the unique challenges posed by animal care environments. Here's a breakdown of their importance. Hygiene and Sanitation: Veterinary clinics are susceptible to the spread of bacteria and pathogens. Floor coatings with antimicrobial additives can reduce this risk. Veterinary clinics require stringent hygiene standards to prevent the spread of infections. Resin and urethane coatings create a seamless, non-porous surface that inhibits the growth of bacteria, mold, and other microorganisms. This makes cleaning and disinfection much easier, reducing the risk of cross-contamination between animals. Chemical Resistance: Veterinary facilities use a variety of disinfectants, cleaners, and medications, which can be harsh on flooring. When choosing the floor coating consideration must be given to ensure that the correct resin and urethane system is resistant to these chemicals to prevent damage and degradation. When you’re responsible for your company’s growth and success, controlling costs is always a top priority. In the world of commercial construction, it’s easy to see why the lowest bid can be tempting. But as many business owners have learned the hard way, the cheapest option up front often leads to the most expensive surprises down the road. Beyond the Bottom Line: Unseen Costs of the Cheapest Bid At first glance, picking the lowest number contractor feels like a win. But what’s not visible are the “gotchas” that come afterward: Change Orders & Scope Gaps: Low bids often omit key elements from the scope - either by accident or design. These missing items become expensive change orders mid-project, quickly erasing any initial savings. Quality Shortcuts: To hit low contract numbers, some contractors choose cheaper materials or less-experienced crews. The result? Hidden flaws that only appear months (or years) after the grand opening. Red Flags in Comparison: If one bid is dramatically lower than the rest, it’s often a signal that something has been missed or underestimated, not that you’ve found a bargain. Delays and Miscommunication: When architects, engineers, and builders work separately, confusion and finger-pointing can cause costly delays and disputes. As industry experts’ caution: The lowest construction bid might cost you the most. One Team, No Surprises: The Power of Design-Build Keller’s design-build model was created to solve these very problems: One Team, One Contract: With a single point of contact,... --- Keller, Inc. has been chosen as the Architect and General Contractor/Builder on a 23,075 sq. ft. warehouse addition building project for EuroPharma, Inc (Terry Naturally Brand) located at 955 Challenger Drive in Green Bay, Wisconsin. It’s more than just a milestone; it’s a celebration of the people, the hard work, and the unwavering dedication that have shaped us into the company we are today. We are proud of our history, humbled by our growth, and excited about the future that lies ahead. Our story begins with Walter Keller’s father and brothers, who, during the Great Depression, owned an implement shop that provided much-needed John Deere equipment to farmers. Walter, a visionary even then, saw that farmers needed more than just equipment—they needed buildings to store their equipment and feed. Driven by this insight and a passion for helping the community, Walter founded Keller Structures in 1960 with the goal of providing farmers with the buildings they needed to succeed. In those early days, the company was just nine people strong, and none of them had experience in construction. But Walter’s determination and entrepreneurial spirit set the stage for Keller’s future. The company’s very first project, completed in 1960, was a milestone. And by the end of that same year, Keller had built its first office in Kaukauna, WI—an office that still stands today as L & L Sales. Little did they know that this was just the beginning of a legacy that would span over six decades. Associated Builders & Contractors (ABC) of Wisconsin will be honoring Keller, Inc. with a GOLD Projects of Distinction Excellence in Construction Award for the ground-up dental clinic located in Verona, Wisconsin. OVERVIEW Prior to Keller, Inc. being chosen as the design-build general contractor for their new facility, Verona Family Dental (VFD) had initially been working with an out-of-state design-builder. Preliminary drawings for both the site layout and building design had been completed, costs estimated and approved by the local plan commission. Around this time however, the owners of VFD (Dr. Matt and Dr. Kelsey), were having doubts regarding the accuracy of the project’s estimated costs, asked the Keller Project Manager for his thoughts on their project’s estimated costs. In rural areas, volunteer firefighters play a critical role in protecting their communities from the risks and dangers of fires and other emergencies. Many volunteer fire stations in rural areas, however, lack living quarters for their volunteers. While some may argue that living quarters are unnecessary, there are several compelling reasons why living quarters should be included in rural volunteer fire stations. The first reason is response time. When a fire or other emergency occurs, every second counts. Having living quarters on site can significantly reduce response times, especially in rural areas where volunteers may live significant distances from the fire station. This can help to minimize property damage, protect lives, and improve the overall effectiveness of the fire department. Another reason to include living quarters in rural volunteer fire stations is to improve recruitment and retention of volunteers. Living quarters can make it easier for volunteers to commit to the fire department, as they can be available to respond to emergencies at all times, rather than having to travel to the fire station from their homes. In addition to improving response times, recruitment, and retention, including living quarters in rural volunteer fire stations can also help to improve the overall efficiency of the fire department. With volunteers on site, fire stations can quickly and easily conduct training and drills, and be prepared to respond to emergencies at a moment’s notice. This can help to ensure that the fire department is always... --- By Devin Flanigan Construction Manager/Co-Owner at Keller Inc. As fire apparatus become larger and more advanced, fire station design needs to be adapted to accommodate them. Fire station design must take into account the size, weight, and length of modern fire apparatus and equipment, as well as the need to ensure quick and easy access to these vehicles. One of the most significant challenges in accommodating larger apparatus is the size and layout of the fire station itself. Fire stations need to be designed to accommodate the size and weight of modern fire apparatus, which can be significantly larger than older models. This means that fire stations may need to be expanded or rebuilt to ensure that they can accommodate these vehicles. The layout of the fire station is also critical in accommodating larger fire apparatus. Fire stations need to be designed to ensure that the fire apparatus can enter and exit the station quickly and safely, without having to maneuver around other obstacles. The layout of the fire station should also ensure that firefighters can easily access the necessary equipment and gear, as well as any specialized equipment that may be needed for a particular emergency. Another critical consideration in accommodating larger fire apparatus is the use of technology. Advanced technology, such as smart systems and building information modeling, can help fire stations optimize the layout of the station to ensure that it can accommodate larger fire apparatus. Additionally, technology can be used to monitor and control various aspects... --- By Devin Flanigan Construction Manager/Co-Owner at Keller Inc. The design of a fire station can vary significantly depending on whether it is located in an urban or rural area. Fire station design should take into account the unique challenges and opportunities presented by each environment to ensure that the fire department can effectively and efficiently respond to emergencies. Urban fire stations are often located in densely populated areas, which can present challenges in terms of accessibility and response times. Fire stations in urban areas need to be designed with these challenges in mind, ensuring that the station is easily accessible and that firefighters can quickly and efficiently respond to emergencies. One of the most significant design considerations for urban fire stations is the location of the station itself. In urban areas, fire stations should be located close to potential emergency situations, such as high-rise buildings or densely populated neighborhoods. This means that urban fire stations may need to be smaller and more compact than rural fire stations to ensure that they can be located in the right areas. The layout of an urban fire station is also critical. Urban fire stations should be designed to minimize the time it takes for firefighters to get from their living quarters to the apparatus bay. The location of the apparatus in relation to the living quarters should be optimized to minimize the distance that firefighters need to travel to reach the trucks. Additionally, urban fire stations may need to be designed to accommodate... --- By Devin Flanigan Construction Manager/Co-Owner at Keller Inc. Fire station design has a rich and varied history that spans several centuries. From early bucket brigades to modern fire stations equipped with the latest technology, fire station design has evolved to meet the changing needs of firefighters and communities. The earliest fire stations were simple structures designed to house the necessary equipment for fighting fires, such as buckets, ladders, and handpumped water engines. These early fire stations were often staffed by volunteers and were located in the center of town to ensure quick response times. In the late 19th century, the introduction of motorized fire engines led to a significant shift in fire station design. Fire stations needed to be designed to accommodate larger and heavier vehicles, and the design of the fire station itself needed to be adapted to ensure that the fire engines could be quickly and efficiently dispatched to emergencies. In the early 20th century, the Art Deco and Beaux-Arts movements influenced fire station design, leading to the creation of fire stations that were not only functional but also beautiful. These fire stations were often adorned with ornate carvings, mosaics, and sculptures, reflecting the cultural and artistic trends of the time. During World War II, fire station design was influenced by the need to conserve resources and support the war effort. Many fire stations were designed to be easily converted into bomb shelters, and fire departments were encouraged to use materials that were readily available and affordable. I would highly recommend anyone to go and work with Keller just for that reason. --- For any of my friends, neighbors, fellow dairy men, I would highly recommend hiring Keller to do a job. We felt that we were getting the best value for our dollar with Keller. --- When you drive in the yard in the morning and you see this beautiful facility that Keller helped put together, it makes it very enjoyable to come to work. --- They aligned with our own core values quite well, which was open and honest. They provided great communication. One team. Always felt like they were working with us and towards the same goal. And dedicated to winning. We knew what the end project needed to be, and so did they. --- It was really the personability. There was just more engagement in really wanting to understand what we were trying to do and what we were trying to accomplish... That was really the big selling point. I can't imagine doing business with anyone else to be honest. --- One of the things that sealed the deal for me working with Keller, Inc. was that they handled everything. They go through the design/build process 100%. --- What Keller, Inc. did for us was they were able to take many of the building decisions out of our hands because of their expertise and we were able to trust them to do that which made our lives a lot easier as we were running our business. --- When you are growing fast at a business, you gotta keep up with what the business needs. It needs employees. It needs room. It needs leadership. And it needs darn good partners... Keller for us became a very good partner. --- I have told several people about Keller. When they ask 'Why would you use them again? '... Everything is out in front. There are no surprises. They were prompt, they were honest, they were sincere. Everybody was wonderful to work with. Keller builds, and they stand behind that. --- If somebody called me and asked why they should do business with Keller, I would tell them ‘because they will commit to you from the very beginning. --- Throughout the years of working with Keller, Inc. , they were a part of our family for every single one of these projects. Their mission statement talks about building things like it’s their own. We obviously feel that way every time we work with them. First name basis; that’s what they’re going to bring to your project so I would suggest you pick Keller. --- Keller is a dependable and reputable company to work with. --- To know that when you went with Keller, you could have everything from the initial planning and architectural assistance, to the interior design, all of the way out to the construction, and the turn over. They will make your dream really kind of come to that fruition and that reality; but bring you along all of the way so that you’re never guessing, you’re never in the dark, you’re always in the know and you are always learning. --- It felt very organized, I felt confident that things were going to go well. You are going to feel confident that everything will be done well, and it’s going to be done exactly how you want it to be. Keller was an excellent partner, I was very happy. --- From the Project Manager all the way through all of the employees of Keller. Every individual on that crew was personable to us and that meant a lot, so I would recommend them because it’s an excellent run outfit and they do an excellent building. --- You could tell when we were getting the plans ready for this, that had done this before. They had ideas, Keller could show us what we needed, it was just a really great experience. --- One of the things that I have really enjoyed in my time working with Keller, is the long-term planning. When we’re talking putting up a building it’s ‘hey did you think about this long-term, what happens in five (5) years, what’s going to be the maximum number of people that you’re looking at bringing on? ’ I have really appreciated that because those are some of the things that I wouldn’t necessarily be thinking about, that’s not in my realm, and Keller absolutely just hits a homerun when planning that. --- Working with such a professional staff, starting out with the architects, the interior designers, the engineers, they listened to our needs and came up with the best solutions to the project. The citizens of Tomah can rest more easily knowing that we have a modern, organized facility that will meet the needs for many years into the future, being able to respond to the emergency situations that we do. I am very happy with the building. The question comes back to what would you have done differently? To be honest with you, there’s nothing I would have done any different. --- When it was done, it was done right and we are very pleased with Keller. I would recommend them to anybody. --- From the beginning of designing and site planning this project with Keller, it’s exceeded all of my expectations as far as the finished product and the versatility of the facility for our clients. --- I ultimately chose Keller because of the comfort I felt in my very first meeting with them. Keller was really the only one that came in and knew the dental industry. --- The thing that impresses me most about Keller, is the people that work for that company and the dedication that they have to taking care of the customer. They are owners of their business, and they really all act like that. --- If somebody called and asked why they should consider using Keller on their project, I would tell them that you can trust them, they have high integrity, and if they say they’re going to do something, they’re going to do it. --- A lot of times when you get renderings on a project, it’s kind of dream of what the final project might look like. Our dream came true because the facility itself turned out exactly how we wanted it and how we thought it would look. And that’s really exciting to have that, and I have to owe Keller a round of applause for making that happen. --- Keller did an outstanding job. We are very pleased and very happy to have worked with Keller and we’d do it again if we ever build again. --- I’ve already recommended people work with Keller, Inc. and that was based on my project and communication and just completing what they said they were going to do on time and on budget. I happily will refer people to Keller if they ask and I will tell them how it is. If you do build with Keller you’re going to have a great experience. I’m convinced of that. --- I enjoy coming to work in this beautiful building every day; that’s the best part of the facility for me. It’s a great representation of who we are. People love the impact the building has on the community, and it’s something to be proud of. --- Keller was a partner. Their experience and their connection with the subs; that makes the building process so much easier. Without a partner to guide you through that, I can’t imagine how you could do a project like this. --- --- > End of Keller Builds LLMS.txt file — structured metadata provided for large language model indexing and retrieval.
