Bank of Luxemburg

Location:  Howard, Wisconsin
Building Type:  Ground-Up
Project:  4,490 Sq. Ft. Bank

For the first time since 1903, the Bank of Luxemburg expanded their footprint to the “west side of the Fox River” in the Village of Howard.  The ground up 4,490 sq. ft. branch broke ground in early October 2021.  Within 40 days Keller, Inc. and the subcontractors had brought in approximately 8,500 cubic yards of fill, completed all exterior and interior underground utilities, exterior concrete, asphalt binder course, building foundations and floor slab.  This provided for a safe, clean, and easy to maintain site throughout winter construction.

The unique architecture designed by Keller, features a combination of masonry stone, brick, glass curtain walls, and ACM paneling to compliment the colors of The Bank of Luxemburg.  The drive thru includes (1) drive up window, and (2) interactive teller machines which are housed in their own conditioned spaces.

The interior design provided by Keller displays frameless interior glass, floor to ceiling interior windows at offices and conference rooms, wall tile accents throughout – including a 14’ high free standing fireplace feature with wood mantel at the front Lobby.  The ceilings in at the upper clerestory show painted structural steel with stained tongue and groove wood planks

Keller, Inc. Recognized for Excellence in Construction – VandenBoom Verstegen Wealth Management

The VandenBoom Verstegen Wealth Management building project is being recognized as one of the most impressive and unique construction projects completed by a Wisconsin contractor in 2022.  Associated Builders & Contractors (ABC) of Wisconsin will be honoring Keller, Inc. with a GOLD Projects of Distinction Excellence in Construction Award for the ground-up wealth management building project located in Kimberly, Wisconsin.

The uniqueness of this project for our team were the design desires of the ownership group and the site they acquired. The challenges developed as the site constraints changed along with budget constraints that ultimately would determine the success of the build. The exciting experience for our Keller group was taking what the owner’s saw as their only aesthetic option for the build that would satisfy their investment vision and allow them to stretch that vision into design elements that also satisfied real aesthetic dreams.

The site began initially as 2.67 acres with access along two siding streets; however, during design programming in our schematic discovery and needs assessment phase, changes to the size of the site were made which would bring the investment of land to a minimum allowing for additional use of those dollars in the building. With that decision, it was decided to purchase only a 1.15-acre portion of the site where the City Developer requested the break and that then located their purchased portion at the corner of the intersecting streets, this allowed for access along only one street.

Now that the team was set on location and limits provided by that site and also the investment, a large amount of attention then was paid to value engineering throughout the rest of the design process. We were constantly evaluating the budget impacts of structure, overall size, design aesthetic and placement on the site while allowing for future addition desires, storm water drainage design and parking requirements. This attention to detail allowed the team to align the building design with a strictly identified three-pronged outline for budget, aesthetic, and functional needs.

The positive outcome for the owner’s was a successful design solution that captured their investment desire, solved their program conditions and in the end allowed for their experience inside and out of the new building to meet their visual desires. Then began construction which came off without a hitch thanks to great project management and upfront attention to design detail.

Keller, Inc. Recognized for Excellence in Construction – Karls Family Dentistry

The Karls Family Dentistry building project is being recognized as one of the most impressive and unique construction projects completed by a Wisconsin contractor in 2022.  Associated Builders & Contractors (ABC) of Wisconsin will be honoring Keller, Inc. with a SILVER Projects of Distinction Excellence in Construction Award for the renovation of a dental clinic in Waunakee, Wisconsin.

Karls has been a family dental practice in the Waunakee area since 1968. The original building has been in the family for almost as long. The original building was a modular concept popular for dental practices built in the early 70’s. Prior to our involvement, the building had been updated on the exterior and had an attractive curb appeal. The original scope of work was to remodel and refresh the interior of the original building. Because of the type of construction, there were limitations on what could effectively be done, and the result did not satisfy the original goals.

After careful consideration a concept emerged to provide the patient with a dental experience unique to the area. The goal was to create an experience that did not feel like going to the dentist, but instead to feel more like entering a spa. The design concept was to separate the check-in and waiting from the treatment areas to make full use of the existing building while allowing for the creation of a new space to fulfill the intended goals. The new design started with the site, building a new parking lot away from the street providing easy, accessible parking directly adjacent to the entry. Access to the new entry is through a tranquil landscape area filling the space between the addition and the original building. This garden area is visible from the lobby, the waiting area and the patient treatment rooms.  After checking in the patient enters a waiting area that has high ceilings, reclaimed wood elements, large windows, a two-sided fireplace and comfortable seating that feels more like home, providing the calming experience prior to patient care.  Through a connecting corridor with views to the garden the patient enters the original building that has been completely remodeled providing additional treatment rooms and new patient care spaces that are state of the art.

The original building from 1972 had many bearing walls because of the modular construction; this lent it to working well as the smaller enclosed spaces were needed for treatment rooms, hygiene rooms, sterilization, labs, and the employee spaces. The new construction allowed for more wide-open spaces that could be used for waiting and lobby areas. This separation of spaces helped to meet financial budgets because we were not trying to modify existing structural elements to fit a program.

Our in-house interior design team worked with the owners to select products and materials that reinforced the “spa” like experience. Selections were made to fit within the budget and provide the warm, homelike feel that helps with the calming effect that was desired.

The schedule for this project was complex as the dental practice was operational throughout the addition and remodel. Extensive coordination with the owner, the supervisor and the subcontractors were necessary to keep everyone safe and the project moving forward. The result is a state-of-the-art practice with a unique experience for the patient.

Keller, Inc. Recognized for Excellence in Construction – Bank of Luxemburg

The Bank of Luxemburg building project is being recognized as one of the most impressive and unique construction projects completed by a Wisconsin contractor in 2022.  Associated Builders & Contractors (ABC) of Wisconsin will be honoring Keller, Inc. with a GOLD Projects of Distinction Excellence in Construction Award for the ground-up bank located in Howard, Wisconsin.

The Bank of Luxemburg (BOL) allowed Keller, Inc. (Keller) to interview for a new branch bank in Howard, WI.  The BOL interviewed three architects/builders, the bank used their entire Board of Directors to do the interview and selection.

Keller used their presentation skills during the interview by using a combination of electronic and verbal techniques.  The Keller Design Team consists of a Project Manager, Architect and Interior Designer.

Keller’s process starts with discovering what the client wants in their new building; the “Discovery” is the most innovative thing Keller does.  For the BOL Keller spent an entire day with the management staff to determine every detail of the functional, and aesthetics desires of BOL.

Because Keller uses the Design/Build delivery system, BOL recognized the value of Design/Build coordination and taking care of everything for the customer.  There isn’t anything Keller will not do for our clients.  BOL selected Keller because of value they saw in the Keller process.

Keller used some very cutting-edge materials on the exterior combining many different products.  Using great subcontractors, many of them ABC members, helped Keller meet the obstacles like weather and supply chain issues.

Keller implemented both design and build technologies like Revit and Procore to enhance our productivity.  Tremble and 3D virtual tools helped Keller provide enhanced delivery of services.

The final product was a building that has met all the expectations of BOL.
