Keller, Inc. to Build for Rawhide Youth Services

Keller, Inc. has been chosen as the architect and general contractor on an 18,827 square foot counseling center and equine therapy facility for Rawhide Youth Services located in Fond du Lac, Wisconsin.

Rawhide Youth Services is a faith-based 501(c)(3) recognized charity that offers a full array of programs for at-risk youth and their families throughout Wisconsin. They offer leading outpatient mental health services and prevention-based programs for both young men and young women, and residential therapy and counseling for at-risk young men. The Rawhide team is dedicated to helping teen and young-adult girls and boys find the healing and develop the skills to lead healthy, responsible lives.

Access to Rawhide’s current facility located on HWY 23 (formerly Free Spirit Riders) will be cut off with the HWY 23 expansion project. Therefore, a relocation was in order. Construction on the new equine facility started in late December on the property they recently purchased located on the corner of County HWY K and HWY 45. Construction is expected to be complete in May 2021.

Keller, Inc. to Build for Stein’s Garden & Home

Keller, Inc. has been chosen as the architect and general contractor on a new 24,960 square foot building project for Stein’s Garden & Home located in Kimberly, Wisconsin. The new building will serve as a retail center and will be the company’s 17th retail location in Wisconsin.

The first Stein flower shop opened in 1946 in Shorewood, WI. Today, Stein’s has 16 locations throughout Wisconsin and is still owned by the Stein family. The company has remained committed to their core values of being a trusted resource that provides what customers need to create the garden, outdoor living and home of their dreams.

In addition to plants and gardening supplies, Stein’s offers patio furniture, barbeque, pet and bird supplies, home décor and gifts, holiday décor and women’s accessories.

Stein’s Garden & Home will break ground in January 2021 at the retail center’s future location at 710 Cobblestone Lane in Kimberly, Wisconsin. Construction is expected to be complete in May 2021 with the anticipated retail store opening in time for the spring planting season.

Keller, Inc. to Build for Biax-Fiberfilm Corporation

Keller, Inc. has been chosen as the general contractor on a 1,920 square foot manufacturing building addition project for Biax-Fiberfilm Corporation located in Neenah, Wisconsin.

Kriete Truck Center

Location:  Madison, Wisconsin
Building Type:  Ground-Up
Project:  18,400 Sq. Ft. Parts Warehouse

Unique to this project is that the parts area features a pre-cast concrete mezzanine to maximize the footprint capacity and the body shop area includes an 80′ paint booth, that is long enough for two semi tractors to fit at the same time.

The Owners partnered with the Keller, Inc. Project Manager, Architect and Interior Designer to create a parts warehouse space to help develop their Madison location and transition it into a South Central Parts Hub location.  Kriete needed to grow their facility to better service their customers, and by working with the Keller team of experts, they were able to maximize the show square footage of a great location and provide a modern efficient facility for their Technicians.

Falls Storage

Location:  Menomonee Falls, Wisconsin
Building Type:  Addition
Project:  30,000 Sq. Ft. Two-Story Climate Controlled Mini Self-Storage Facility

The Owner partnered with the Keller, Inc. Project Manager and Architect to design and build an addition to an existing facility to continue to meet the needs of his customers.  The two-story indoor storage facility includes concrete floors, an upper indoor level loading/unloading area, and has concrete plank flooring and topping.  Unique to this project is that the project started in the late summer with construction finishing during the winter so they owner could open in time for the busy spring moving season.

 

STORSAFE OF SLINGER

Location:  Slinger, Wisconsin
Building Type:  Ground-Up
Project:  Multiple Self-Storage Buildings

The owners decided to purchase another property and expand their successful self-storage business to another nearby town. With the demand for larger boat & RV storage, as well as smaller 10×20 units, they felt the location was excellent for the client base they wanted to attract. The owners had numerous unsuccessful dealings with other designers and builders on their initial storage property, and even tried to manage the construction of their remaining buildings themselves. With the new property, the owners chose to delegate the knowledge of site & building design as well as a fast paced construction schedule to Keller, while they chose to focus back on the day to day job of operating their growing business.

The project consisted of a first phase of (2) standalone storage buildings. The first building was a 190’ wide x 45’ deep boat/ RV storage building. Each of the (14) units featured a 12’ wide x 14’ high automatic OH door with keypad entries, LED lighting, wall outlet and privacy partitions. The second building was a 190’ wide x 40’ deep self storage building. Each of the (40) units has a 9’x8’ roll up OH door with motion LED lighting and privacy partitions. The exterior of the building has a natural brick wainscot, windows, and LP siding in the gables.

The largest challenge of most self-storage developments including this one is the approval process with the local municipality. We took the approach to meet with the governing authorities planning and zoning administrator early on in the process to discuss the project, discuss local zoning ordinances, and determine whether this projects location and use would be welcomed and allowed by the Town. This was essential for our owners to feel more comfortable in spending the time and resources to design and engineer the site for the approvals necessary to begin construction. A lot of times municipalities aren’t as welcoming to developments such as self storage, so it is key in the process to assist our owners in meeting with planners as early on in the process as possible.

 

LaserForm LLC

Location:  De Pere, Wisconsin
Building Type:  Ground-Up
Project:  72,800 Sq. Ft. New Crane Building

 

When the Owner at LaserForm LLC realized their space was becoming inefficient and too small to meet their new and existing customer needs, they partnered with Keller, Inc. to build a new building.  The Keller Project Manager, Architect and Interior Designer were challenged to design and build a top-notch technologically advanced manufacturing facility that would include a number of crane bays for moving material throughout the facility for cutting, welding, fabrication, etc., and with air and gases all piped overhead.  Some of the buildings unique features are:

  • Most electrical is run below ground to keep a clean organized appearance
  • The plumbing supply and drain lines are specifically located per equipment needs
  • Includes two drive-through bays serviced with overhead cranes for handling material on both ends of the building

The owner challenged Keller, Inc. to incorporate a building supported rack system designed and engineered to carry steel inventory as efficiently as possible.  With collaboration of many people, an incredibly unique, and custom, system was incorporated into the project.

Sassy Cow Creamery

Location:  Columbus, Wisconsin
Building Type:  Addition
Project:  2,400 Sq. Ft. Retail Addition

Sassy Cow offers a variety of fresh farm produce to the public at their retail store.  Due to customer demand, they partnered with Keller, Inc. to design and build an addition that would allow them to expand their offerings, add a farm to table restaurant/café and a coffee/milk bar.  Unique to this project is the fact that Sassy Cow needed to remain open while the team of construction crews added on to the front of the building.  Being creative with our crew schedules allowed for customers to access the building and products, while keeping everyone safe and without adding delays in construction.

Mineshaft

Location:  Oshkosh, Wisconsin

The Owners of Mineshaft partnered with Keller, Inc. to design and build their third statewide location, keeping the “mineshaft” elements top of mind for all design elements.

Eternal Love Lutheran Church

Location:  Appleton, Wisconsin
Building Type:  Remodel & Addition
Project:  Interior Remodel, Worship Addition and Classroom Addition

The congregation at Eternal Love Lutheran Church ran out of room in their existing facility and partnered with Keller, Inc. to design and build two separate additions to the church; one to the sanctuary to increase seating capacity and one to the back of the structure to add four classrooms to help expand their daycare/Sunday school classes.  The team also completed an extensive interior remodel to their existing facility.  The team of Keller experts were challenged to create a design to not only meet the space needs of their growing congregation, but also to meet their capital campaign budget.

 

Cotter Funeral Home

The Owners partnered with Keller, Inc. to design, build and remodel their existing facility to update and reconfigure flow.

Bleubelle Farms

Location:  Waukesha, Wisconsin
Building Type:  Ground-Up
Project:  13,440 Sq. Ft. Riding Arena

The owners are a small family looking to take their hobby of horse riding to the next level. The cold and snowy winter months in Wisconsin meant that they had a 5-6 month wait period before they were able to ride and exercise their various breeds of horses again. Also, the existing stables they had were repurposed from an existing milking parlor in the basement of a barn built in the 1900s. To have an arena where the horses could be kept in a clean, safe, and inviting environment was very important to them. To combine these two necessities into one structure was crucial.

The building features a 10,000 sq. ft. riding arena with custom imported sand from out of state to fit the exact specifications the owners were looking for in a footing surface. The arena also has barn door style overhead doors for tractors/ service equipment on each end of the arena, custom kickboards, LED lighting, and viewing windows from common spaces as well as to the exterior. Operable bale doors were also placed throughout the arena for cross ventilation and various windows were installed for more natural light. The remaining square footage of the building was dedicated to an aisle way with (8) 12’x12′ stalls. Each stall has a custom built and powder coated steel sliding door and partition walls with custom stained tongue and groove cedar boards. Each stall also has an automatic waterer with heated water lines, feed slot, custom fitted stall grids & stone/ sand base to form a French drain system, and an operable bale door with transom windows above for natural light. Gooseneck LED lights and outlets were installed throughout the aisle way next to the stalls for added light as well as aesthetics. A 16’x12′ Tack Room with heat & A/C and plenty of room for hanging was also part of the common space of the arena. A large Dutch door opens up from the building to the exterior into a fenced in paddock, as well as an OH door with drive isle to a concrete manure storage pit.

The largest challenge of this project was the task of truly understanding the owners goals for the arena, and helping them understand what to expect. A lot of time was spent sitting with them and effectively communicating what they were looking for exactly, and offering up ideas and solutions in order to achieve this. Each design and job site meeting with our owners was spent studying the plans, communicating next steps, and ensuring everything they wanted in the building was to the standard they expected. Without having this ongoing communication with the owners not only from our architect and project manager, but also from our onsite Keller crew members, supervisor, and sub-contractors, a project of this scope and complexity would have never been as successful as it was.
